The critical first step to successfully marketing your home is to PRICE IT RIGHT. In order to do this, I do more than sit at my desk and do a market analysis- I get out in the field and visit the competing active listings, as well as the pendings I can get in- and drive by the recent solds. I dig deeper into the data and adjust the sold price per sq ft by including any seller concessions made in the sale ( seller paying buyer closing costs, repairs, bonuses) that are not reflected in the sales price.


I examine the data and understand the trends affecting your property value. Working with you, I arrive at a price that I believe will be perceived as within the top 10% of values for the area, in order to generate the strongest, quickest interest in the property possible , without UNDER valuing the property. In this market, a QUICK sale is the BEST sale.



Before activating the listing, I will make assessments regarding the condition of the property- and if necessary, will suggest steps to be taken to spruce it up, so we put our best face forward from day one on the market. I have many contractor contacts I can refer you to if needed.
