FEES & SERVICES

   I have been an active real estate broker, working in leasing and management in Austin for 20 years, and I have a large referral base and many loyal clients. Some own only one rental property- a few own quite a bit. I am happy to provide references (see reference page). I have a small company; myself and two assistants. We offer very personal attention, total accountability, and we are serious about results. I am a licensed broker, a member of the Austin Board of Realtors, and a member of the Multiple Listing Service.

   My fees and services are as follows:

FOR A LEASE ONLY (no ongoing monthly management service) - service includes my opinion of the market price, and recommendations for improvements that will bring a better rent.

MANY CONTACTS *Referrals and repeat business - Broker has been active in leasing and management since 1985 – that’s a lot of name recognition and a lot of long term clients, contacts, and their referrals - this means more effective marketing of property because that’s what we spend our days doing, 7 days a week!

  4. DIRECT FLYERS *Flyers at all our listings have information on all our other listings as well * Direct flyering to area businesses

  5. E-MAIL NEWSLETTER *Company email newsletter goes out to 600 clients every month, with all our listings on it

  6. YARD SIGN WITH INFORMATION AT THE PROPERTY *Our eye catching signs have been around since the 1980’s - there is a lot of name regognition in that- “take one” tube is always stocked with fliers, so the information is available right then and there

  7. QUICK RESPONSE *This is what we do, and we do it 7 days a week. If a potential renter calls us from the property, someone is available to show it immediately, so valuable leads are not lost! Brokers cell phone is on 24-7 and call backs on missed calls are prompt and courteous

  8. PRICING IT RIGHT *We have the knowledge of the market needed, and do the research - to price your listing right, so it rents faster and for the best price possible - leaving you with less down time, in fact, most of the time if we are given a listing what the tenant turns in their 30 days notice, we can have your next tenant lined up before the old one moves out!

  9. TENANT SCREENING *We run a full background check on all prospective tenants, which includes not only a credit check and rental and work references, but also a criminal background check- tenants are subject to your approval!

  10. MOVE- IN AND MOVE-OUT WALK THROUGH INSPECTIONS *We do a thorough move-in inspection when the tenant gets their keys - in writing, and the tenant signs it. * We also do a move-out inspection when your tenant leaves, to help you determine the appropriate deposit refund. This is done in writing and signed by the tenant to help minimize deposit refund disputes.

  11. LEASE RENEWALS * We will write the lease renewal for a flat fee of $100. If the tenant gives 30-days notice, we can put it on the market right away so you don’t lose rent between tenants! We will also perform a walk-through inspection, completing a move-in inventory sheet, for an additional $50 fee.

  12. THE RIGHT CONTRACT FORMS FOR YOUR PROTECTION * As members of the Austin Board of Realtors, we use the latest promulgated forms - these lease forms and addendums cover every “what if” and protects your interests!

  13. REPUTATION *Welcome Home Leasing has a sterling reputation in the business and among the public - in 23 years, there has not been one complaint against this brokerage to the Better Business Bureau, The Board of Realtors or the Texas Real Estate Commission, nor have we been called in to mediation by any clients!

  14. FASTER TURNAROUND TIME- LESS MISSED RENT *Since we will begin to show the property by appointment, once the 30-days notice is given, we usually transition from one tenant to the next with little or no "downtime". KEEPING YOU INFORMED OF MARKET CONDITIONS – RENTAL AND SALES VALUES! *The service we provide doesn’t stop when we get our commission- Six weeks before the lease expires, we contact you and the tenant regarding lease renewal. We do a market analysis of comparable rentals in the area and inform you of what the market will bare for the lease renewal.
    *Also, since we have a sales branch, Rock Solid Realty, we can periodically run market analysis on the sales value so you can determine when is the right time to sell - and of course, we can sell it for you too! We are truly a one stop shop for your real estate needs!

  16. REFERENCES AVAILABLE UPON REQUEST Our clients are happy to provide candid assessments of our job performance! Let us work for you and make investment property as success!

My lease commission rate is 75%-100% depending on seasonal variations in lease market and drive distance.

FOR ONGOING MANAGEMENT - I charge 8% of a month's rent, per month, for every month I collect rent - if it is vacant, I collect no management fee. There is a minimum fee of $50 per unit, should 8% of the rent amount to less than $50. For this fee, I collect the rent every month, and applicable late fees.

  1. I receive all maintenance and repair requests.
  2. I take bids, supervise and check work upon completion.
  3. I can use your people or mine to do work.
  4. I provide monthly accounting and year end accounting, and quarterly if needed.
  5. Each month, I deduct my 8% , plus recoup any expenses I paid out for repairs over the month.
  6. We can deposit into your account or mail a check to settle each month. Your funds are sent on as soon as we receive payment. Management fee does NOT include the commission for filling a vacancy.
  7. You are not required to keep an operating expense account with us, but if I cannot cover the expense incurred, I may have to ask you for a check to cover the cost if payment must be made before the next rent check is received.
  8. If a tenant needs to be evicted, I will be the one who goes to the courthouse to take care of it , and I will report them to our credit reporting service.

Fee for leasing your property is either 75% or 100% of a months rent, depending on the location, the time of year, and how difficult it will be to find a tenant.

I also do real estate sales (under ROCK SOLID REALTY) so if you ever want to list your property for sale , with or without tenants in it , it can all be done in-house .
